UnifyOS module · Retail delivery & portfolio intelligence

Every unit, every obligation, one operating picture.

UnifyRetail OS is the UnifyOS module for retail delivery. It runs the full lease-to-operating lifecycle of a unit — commercial terms, fit-out design review, landlord and authority approvals, construction, handover and trade — as one structured, evidence-linked record.

Above the unit sits portfolio intelligence: which units are in which stage, where approvals are stalling, which openings are at risk, and how delivery performance compares across assets, tenants and consultants.

UnifyRetail OS is a UnifyOS module for retail delivery and portfolio intelligence. Compliance review of design submissions is performed by UnifyReview inside it; programme and financial risk analysis sits with UnifyProjectVision. It supports landlord and mall-management decisions — it never issues an approval or a no-objection on its own.

Where it applies

New malls, trading malls and portfolios.

New mall developments

Structures the whole tenant delivery pipeline towards a coordinated opening date, so leasing, design and delivery work from one evidence-linked record per unit instead of parallel spreadsheets.

Trading malls and refits

Handles churn, refits and refurbishment cycles without disrupting operations — each incoming tenant tracked from lease signature to reopening, each outgoing one against reinstatement obligations.

Mall portfolios

Gives owners and managers portfolio-wide visibility: which units sit in which stage, which approvals are stalling, and where opening risk is concentrating across assets.

What it reads

Commercial, design and delivery records in one model.

Nothing needs re-keying. The module works from the documents leasing, design and delivery teams already issue.

Commercial and lease data

Lease agreements, heads of terms, permitted-use and exclusivity clauses, landlord-versus-tenant works splits, access dates and rent-commencement triggers.

Design and fit-out submissions

Tenant design packages, shopfront and signage drawings, MEP and structural interfaces, specifications, samples and method statements, in the revisions actually issued.

Landlord and authority standards

Mall design criteria, tenant handbooks, base-build interface conditions, statutory codes and authority requirements applicable to the asset.

Delivery and operating records

Possession and handover records, inspection and snag lists, testing and commissioning evidence, opening-readiness checklists, reinstatement and refit history.

How it works

From signed lease to trading unit.

Seven stages on one record, each producing evidence a leasing, design or delivery manager can interrogate.

  1. 01

    Unit opened from the deal

The signed commercial terms create the unit record: obligations, works splits, key dates and tenant-specific conditions become structured requirements rather than clauses buried in a lease.

  2. 02

    Design criteria applied

The applicable mall design criteria, tenant handbook and statutory requirements are bound to the unit, so every later submission is tested against the right version of the right standard.

  3. 03

    Submissions reviewed

UnifyReview assesses each tenant submission and returns evidence-linked findings — every point referenced to the drawing, clause or specification that raised it, ready for a design manager to accept, amend or reject.

  4. 04

    Approvals and conditions tracked

Landlord and authority submission cycles are tracked across revisions: what was submitted, what was approved, what was approved subject to conditions, and which conditions remain open against whom.

  5. 05

    Delivery and readiness evidenced

From possession to handover, progress evidence, inspections, snags, testing records and readiness criteria accumulate on the same record, so opening readiness is a position you can evidence rather than assert.

  6. 06

    Trade, reinstatement and refit

The record continues after opening: reinstatement obligations, refurbishment cycles, churn and re-letting all start from the documented state of the unit instead of a fresh survey.

  7. 07

    Portfolio intelligence produced

Unit records roll up into portfolio views — stage distribution, approval cycle times, opening-risk exposure, tenant and consultant performance trends and recurring non-compliance themes across assets.

Portfolio intelligence

What the estate tells you once every unit is on the record.

Unit records roll up. The portfolio view is produced from delivery evidence, not from a monthly collection exercise.

Opening-risk exposure

Units whose remaining approvals, conditions or readiness gaps put the committed opening date at risk, ranked by rental exposure and dependency on landlord works.

Approval cycle time

How long each submission stage actually takes by asset, criteria area, consultant and tenant category — and how much of it is rework rather than review.

Recurring non-compliance

Which design criteria clauses are breached most often, so the handbook is corrected rather than the same comment issued a hundred times.

Delivery performance

Comparative performance of tenants, brands, fit-out contractors and consultants across the portfolio, evidenced from the record rather than recalled from memory.

Roadmap

Where UnifyRetail OS extends next.

These are roadmap positions inside UnifyOS — in design, not available today, with no dates committed.

Leasing intelligence

Obligations extracted directly from agreed terms and pushed into UnifyRetail OS as testable requirements.

Handover

Closing a unit on evidence, with the handover record becoming the operating baseline instead of a box of PDFs.

Facilities management

Operating the asset from the record delivery produced, so reinstatement and refit start from documented fact.

Asset intelligence

Portfolio and investment decisions grounded in delivery evidence across every asset and unit.

Integration

Works with the systems you already run.

UnifyRetail OS connects through IntelliBridge. Leases, tenant submissions, approval records and programme data flow in from the systems a landlord already runs — RealCube, Oracle Aconex, Procore or an in-house platform — and findings, conditions, readiness status and portfolio metrics return to them.

Structured intelligence, validated by people

Findings, readiness scores and risk flags are decision support. A leasing manager, design manager, delivery lead or mall operations manager validates each one, and their decision is what the record carries forward.

Compliance review inside UnifyRetail OS is performed by UnifyReview, and programme risk by UnifyProjectVision. One record, three lenses.
